The City of Citrus Heights has three specific plan areas and two overlay zoning areas. These planning areas allow special development standards to a particular geographical area.
Boulevard Plan
This planning area is called the Boulevard Plan and it regulates the development between the Old Auburn and Auburn intersection north to Interstate 80.
Corridor Overlay
Another planning tool used within Citrus Heights is called the Corridor Overlay. The Corridor Overlay areas provide opportunity for a mix of low-intensity nonresidential land uses in certain residential sections along sections of major corridors throughout the city.
Stock Ranch
Another large specific plan area in Citrus Heights is called Stock Ranch. The Stock Ranch area is approximately 129 acres and allows a mix of commercial and residential uses combined with open space.
Sunrise MarketPlace Corridor Overlay District
The newest zoning overlay district is called the Sunrise MarketPlace Overlay. This new overlay zone further refines the allowed uses within the Sunrise MarketPlace area.
Sunrise Tomorrow Specific Plan
The newest planning area is the Sunrise Tomorrow Specific Plan area which is provides the future development of the 100-acre shopping area known as Sunrise Mall.
